ERC sued AIR alleging that the property management company imposed unlawful barriers for applicants with housing vouchers, criminal records more than seven years old, and evictions more than three years old. Restrictive criteria like these disproportionately harm low-income and Black residents of the District. ERC reached a settlement requiring AIR to revise its tenant screening policies, train employees on fair housing law, and undergo compliance testing.
